Our Client:

A Market Leading and well-established Estate Agency in Ireland is currently seeking a Residential Property Manager to join their dynamic team. The role involves managing a significant portfolio of properties for major PRS clients in the Dublin area. The ideal candidate will become part of a cohesive team that has collaborated for many years in a lively, enjoyable, and welcoming workplace atmosphere. They will deliver high-class professional management services for cutting-edge PRS developments.

The Role:

The ideal candidate must demonstrate the ability to operate effectively both independently and as a part of a team within a dynamic office setting. They should also possess the capability to adapt, respond quickly, and make decisions in a high-paced environment.
It’s worth noting that many of the clients either own the majority of, or have a substantial stake in, the properties. The Residential Property Managers take charge of the tenancy once new tenants, sourced by the Lettings Team, move into the property.

Key Responsibilities:

• Managing specific portfolios of varying sizes for large-scale PRS investor landlords.
• Providing tenancy management functions as part of a team, ensuring smooth operations.
• Liaising with clients to address queries, provide updates, and deliver regular portfolio reports.
• Handling daily tenant inquiries and requests with prompt and effective communication.
• Tracking rental payments and promptly addressing any arrears while maintaining financial records.
• Addressing maintenance issues promptly and efficiently for tenant satisfaction.
• Coordinating with and overseeing maintenance contractors, obtaining competitive quotes for necessary works.
• Facilitating tenant move-outs and managing utility transfers effectively.
• Preparing properties for re-letting in coordination with the Lettings Team.
• Ensuring all tenancy paperwork is organized and filed correctly for easy reference.
• Working towards achieving optimal outcomes for clients concerning new lettings, occupancy levels, and lease renewals.

Key Requirements:

• Must hold a relevant PSRA C license.
• Enthusiastic and motivated individual sought.
• Minimum of 2 years of direct residential tenancy management experience required.
• Knowledge of landlord and tenant legislation, RTB regulations, and statutory property obligations is essential.
• Strong communication and negotiation skills are a must.
• Fluency in both written and oral English is required.
• Proficiency in the standard Microsoft Office suite, particularly MS Word and Excel, is necessary.
• Demonstrated confidence in interacting with clients/tenants in person and over the phone.
• Ability to cultivate long-term relationships with landlords and tenants.
• Willingness to work diligently with the ability to take initiative and attention to detail is crucial.
