My client is a leading Irish property investment and development company and they are seeking an experienced senior development manager to join their team in Dublin.

This is a great opportunity to get hands on experience on some of the biggest developments in Ireland.

Responsibilities:

  • Oversee developments at various stages of the development life cycle from early concept, acquisition, planning, design, procurement through to delivery and handover.
  • Attending and managing design, technical and contractor meetings and ensuring the delivery of all follow up actions and administration.
  • Lead on the appointment of design teams, other professional service providers and construction contractors.
  • Prepare and take responsibility for development budgets based on input from the project team and collaborating closely with members of Hibernia’s finance team and other key stakeholders.
  • Undertake initial site feasibility studies, identifying development opportunities and constraints.
  • Lead interaction with project stakeholders such as local authorities, utility providers and landowners; build and maintain strong working relationships.
  • Monitor and report on the progress, costs and quality of the projects to assist taking appropriate and timely action(s) to prevent programme and budget over-runs.
  • Strive to identify and mitigate bottlenecks in the development of the design and construction processes and recommend mitigating strategies.
  • Close-out projects from the viewpoint of practical completion, post-occupation, final account, safety file documentation and statutory compliance.
  • Work with internal teams to transition completed developments to operational management.
  • Foster and maintain strong working relationships with prospective tenants and their technical representatives.
  • Work with the Development team on all aspects of development management primarily – planning, environmental, statutory, legal, tenant relationships, sustainability etc.
  • Assist with the company’s drive to maintain their leadership position in sustainability in the Dublin office market and in other sectors by designing and delivering buildings which achieve the highest standards of sustainability.
  • Implement Hibernia’s Sustainable Development Brief on all projects – at all times considering the latest sustainability targets and objectives of the Company.
  • Report on sustainability related information of projects to the Sustainability Department to assist with sustainability reporting and communications.
  • Continuously broaden and develop expertise to constructively challenge and add-value to the group’s climate risk and sustainability programmes of work through further training and development.
  • Build strong collaborative relationships with internal Hibernia teams and stakeholders.
  • Maintain a constant watching brief towards quality and safety when visiting and inspecting projects.

Requirements:

  • A third level qualification in construction, quantity surveying, building services or civil/structural engineering is essential with Chartered status in one of these disciplines.
  • Ideally 7 to 10 year’s experience gained in the design and delivery of residential and/or commercial construction projects.
  • High level of proficiency and expertise in the management and delivery of large construction projects, design teams and contractors as well a strong working knowledge of BC(A)R.
  • Knowledge and awareness of the current construction and planning regimes in Ireland.
  • Good working knowledge of construction contract forms and experience with agreements for leases would be an advantage, as would building services knowledge and experience.
  • Proven ability to prioritise and manage multiple projects concurrently and to work to strict deadlines.
  • Experience of managing and collaborating with project teams including internal and external resources and partners.
  • An understanding of the latest sustainability issues impacting the real estate industry and how these directly relate to the construction, renovation and operation of office buildings specifically.
  • Be familiar with the concepts of whole life carbon assessments and design for performance.
  • An ability to articulate sustainability requirements to design teams and construction teams.
  • Excellent communication skills with ability to establish and maintain successful working relationships with colleagues, project partners and stakeholders.
  • An energetic self-starter with strong people skills together with drive, enthusiasm, commitment and integrity.
  • Professional, courteous, calm and efficient in approach.
