Our client are a leading provider of lettings and property management for a significant number of properties outside of Dublin, and act as managing agents for many multi-unit developments across the country. This is our clients core business, and they see themselves as one of the few specialist property letting / management service providers in Ireland who can provide the diverse mix of management services required not only for residential developments but also commercial developments, mixed-used developments and student developments right across the country.
Overview:
The Senior Property Manager position will focus on managing a significant portfolio of large commercial assets in the midlands and Munster, including large retail outlets and state of the art office buildings in Limerick and Cork. There is an excellent opportunity to progress your career in property management, and have ideal mix of residential and commercial real estate management exposure. Hybrid working available, with two/three days in the office preferable once up to speed, with great autonomy and control over your schedule all on offer.
Key Responsibilities:
- Liaising with Management Company Directors / Committees on a regular basis,
- Dealing with day-to-day general maintenance issues/complaints,
- Implementing and enforcing House Rules at developments
- Business Development and ambition to increase existing portfolio
- Attending and preparation for Annual General Meetings
- Commercial lease renewals
- Conducting site inspections and maintaining quality control
- Appointment and assessment of third-party contracts
- Financial management and forecasting analysis
- Budget control
Key Requirements:
- Minimum of 3-5 years relevant experience required
- Proven track record of implementing cost saving objectives
- Excellent people management and communication skills
- Customer focused and professional management style
- Must be self-motivated and able to motivate others
- Experience in estate management essential
- Must hold a PSRA D license.
- A degree in Estate Management, Property Economics or equivalent is a benefit but not essential.
- A full clean valid driver’s license and use of their own car.
- A fundamental understanding of landlord/tenant relationships and property law in this jurisdiction is essential.
- A working Knowledge of Property Management legislation such as the “MUD” act is essential.
